Location of the property
The property is situated in a rural location surrounding by cows and sheep grazing neighbouring fields. Whilst the property is peaceful and relaxing, whilst in the gardens, you may hear some noise from the nearby road. This should not detract from the enjoyment of the gardens; we only mention it because we appreciate some people will be looking for complete silence and we would hate to disappoint you if this is the case.
A car is essential. The location of the property is great to enjoy the attractions of the local area, but there is nothing in the immediate area that you can walk too. We would recommend that you have a look at the local area section of our website where you can find details of nearby pubs and restaurants etc, including approximate distances and travel times.
Access to the Property
Access to the property is via a shared lane, with two gates to open and close. We share this lane with the neighbouring farmer, who keeps sheep and cows on the surrounding fields. The gates must always be closed after passing through. This is to ensure that no livestock can escape onto the main road, which could result in serious injury to the animal or passing motorists.
Please note, access to the property is via small bridge. The bridge is very narrow and is not suitable for commercial vehicles. Standard size cars, SUV’s and domestic 4x4’s are all fine. Please ensure you take care when crossing the bridge to ensure no damage to the bridge or your vehicle.
Local Neighbours
The property is in a rural location and there are no direct neighbours. There is farmland sounding the property where livestock graze. The farmer has a right of way to pass directly in front of the property to access his field on the other side. We rarely see him, but he's very friendly if you do. In addition, we have a caretaker who maintains the property and you may also see him on occasions whilst he is attending to the gardens.
Cleaning
Please leave the Property in the same condition as you find it. The kitchen should be left clean and tidy with all cutlery and crockery washed, dried and put back into the relevant cupboards. If you have spilt something, please clean it up.
The property is cleaned between rentals; however we reserve the right to charge an additional cleaning charge if the property is left in an unaccepted condition.
Parking
There is ample parking on site for 4 cars. Please only park in the designated areas. Under no circumstances should cars be parked on the tarmac to the front of the property. Access is required at all times for the local farmer. Please refer to the map in your welcome pack if you are unsure of where to park.
Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is not permitted inside the property or directly outside the property.
Check in and Check out times
Check in is from 4pm and check out is 10am.
We will provide further information in your welcome email, including arrangements for keys etc. Late arrivals are fine, but please note, the property location from the main road is not immediately apparent and is more difficult to find during the hours of darkness.
We may be able to offer an earlier check in, but this depends if the property is rented the previous week. We are only able to confirm this 3 days before your rental starts.
Dogs
We are dog lovers too and recognise they are part of the family, so you are welcome to bring up to fours well-behaved house-trained dogs into the property. If you wish to bring more dogs, please contact us first before booking. Dogs are not permitted upstairs in the property and this includes on the stairs. Please use the stair gate if necessary. Failure to adhere to this will result in you being charged an additional cleaning fee for the cleaning of the carpets. Dogs are welcome on the black leather sofas but we ask that you bring your own throws to go over them and also your dogs beds.
If your dog is wet and dirty when coming back from a walk, please clean them off before allowing them into the house, just as you would do in your own home. We reserve the right to deduct additional monies for cleaning from your security deposit in the event the house is left in an unacceptable condition.
If leaving your dog during the day, please ensure they are only left in the utility or kitchen area with the doors shut. Under no circumstances should dogs be left in any other room.
We have taken all reasonable steps to keep the garden as dog friendly as possible. Whilst the garden is fenced all round, we recognise that the height of the fence may not be suitable for all dogs, especially those that can jump over fences. Please make your own assessment upon arrival to determine whether you will need to keep your dog on a lead whilst in the gardens. The pictures of the gardens will give you a good idea of the fences already in place.
You must pick up any dog faeces and check the garden carefully upon check out to ensure that you have picked everything up.
Dog water and food bowls are provided.
WiFi
Having recently installed a 4G booster, we are now able to get speeds of upto 70mb in the newer part of the house. In the older part of the house and upstairs, speeds are around 10mb.
Mobile Reception
Please note, there is no mobile reception in the local area. Calls can be made via the internet, using apps such as whatsapp or WIFI calling.
Candles
Candles are not permitted in the property due to insurance restrictions.
BBQ
A charcoal BBQ and cooking utensils are provided for your use whilst at the property. You will need to supply your own charcoal and fire lighters. We can supply a BBQ pack containing charcoal and fire lights for you at a cost of £20 which will be sufficient for 2 BBQs. Please ask to add this to your booking if required. We are unable to provide charcoal and fire lighters if you have not pre booked the BBQ pack.
You will need to clean the BBQ yourself after use. If you wish for us to clean the BBQ, we can arrange for this to be done at a cost of £25. Any BBQ’s that are left unclean will be charged a £25 additional cleaning fee which will be deducted from your security deposit.
